How To Preserve Homeownership and Build Generational Wealth

A Workshop on Preventing and Resolving Heirs' Properties

Program Overview

Heirs' property issues create significant barriers to homeownership, wealth building, housing stability, and access to home repair resources. This interactive Train-the-Trainer program will equip you to assist first-time homebuyers, current homeowners, and heirs in preventing and resolving heirs' property issues. You will gain practical skills to assist homebuyers to protect their newly acquired asset, educate homeowners about inheritance and ownership risks, and connect heirs to appropriate legal and housing resources.

What You Will be Able to Do

Define heirs' properties and explain how they occur.
Articulate risks associated with unclear titles and inherited properties.
Advise first-time homebuyers on title and ownership considerations.
Help homeowners prevent heirs' property complications.
Understand available legal remedies and pathways to clear title.
Make referrals to legal, housing counseling, and community resources.
Use educational materials to inform colleagues and clients.

Who Should Attend

Anyone who helps families buy, keep, inherit, or protect a home, including:

Housing Service Providers: housing counselors, homeownership program educators, foreclosure prevention, and financial capability counselors
Community-Based Organization Staff: community centers, faith-based organizations, CDCs, senior centers, and nonprofits assisting LMI households

The upcoming legislative session of the Indiana General Assembly will set the state's budget for the next two years, and our lawmakers will be taking votes that affect our ability to continue serving Hoosiers and supporting strong communities in our state.

At the federal level, a new session of Congress means opportunities to advocate for robust federal support for the programs that promote housing affordability, stabilize households and neighborhoods and protect consumers. Watching for executive and administrative action is more important than ever.

Whether your work is in the development of affordable housing, access to credit on fair terms, direct services to our neighbors here at home, or as a concerned citizen and advocate in your private capacity, Prosperity Indiana invites you to discuss all of these issues at our annual Policy and Pizza regional legislator meeting in Gary. Lawmakers and district staff for your representatives in Congress will be invited to attend!

Join Prosperity Indiana members and partners from the Hoosier Housing Needs Coalition, Indiana Assets & Opportunity Network, and Hoosiers for Responsible Lending for a robust conversation with fellow advocates for community economic development. We will review what's happened in 2026, forecast our expectations and aspirations for 2027, and most importantly, ask you to join us in advocating for strong Hoosier communities.
